We offer 2 levels of property management services to landlords. However, one of the advantages to you in the fact that we are an independent agent, is our flexibility. We are happy to tailor our services below to adapt to your needs.

Full Property Management

This is a fully comprehensive, total management and letting service suitable for landlords who do not wish to be involved in the day-to-day management of the property. This is particularly beneficial if you are living abroad or away from the area, as you can be assured of complete peace-of-mind, knowing that your property is being cared for professionally and attentively on your behalf.

Our Full Property Management includes:

  • Advising on the current market rent and balancing this against early occupancy with quality tenants
  • Colour photographs for marketing purposes
  • Comprehensive marketing of the property
  • 7 days a week viewings to potential tenants
  • Obtaining and checking tenant references
  • Drawing up a Tenancy Agreement
  • Deposit collection
  • Welcoming tenant to the property and instructing on appliances, equipment etc.
  • Negotiating renewal of tenancy
  • Advising on transfer of utility service accounts to tenant
  • Rent collection
  • Monthly Statements of Account showing rent collected and any costs
  • Completion of Residential Tenancies Board (RTB) documentation
  • Regular inspection of property

Letting Only

This service is suitable for landlords who wish to actively manage their property themselves, but would like us to find a suitable tenant.

Our Letting Service includes:

Inventory

A professionally drawn up inventory will help to avoid any disputes between landlord and tenant at the end of the tenancy. With any of the above services, we can draw up an inventory list for a small separate fee. This list will detail all the contents of the property, along with the condition they were in when the property was let. The inventory will also include details and condition of fixtures and fittings such as fitted kitchens, carpets and light fittings etc. This document has proven to be invaluable, as it provides a clear indication of the condition of the property and contents at the start of the tenancy and can be used as a measure against the condition at the end, with allowance for fair wear and tear.
